Gated waterfront community likely coming to Boynton's Federal Highway

BOYNTON BEACH — If the Boynton Beach City Commissioners don't change their minds between now and their next meeting, a gated, waterfront townhome community with three single-family homes will be built along Federal Highway.
The commissioners gave Casa del Mar a first approval Monday night, and will give it a second reading later this month. They had already turned down the project in February, but Vice Mayor Joe Casello requested his colleagues reconsider.
"I feel somewhat responsible. I think I mentioned a couple meetings back: Let's think outside the box... let's build a marina," Casello said. "I was educated why a marina is never going to go in there."
Commissioner Mack McCray was the sole vote against the project and said: "I don't represent developers. I represent the citizens."
Casa del Mar will be built along Federal north of Gateway Boulevard on 4.8 acres along the Intracoastal Waterway. The single-family homes will be two stories, and the townhomes will be a mix of three-and-four stories.
K. Hovnanian's team and the Lakeside Gardens residents, who live directly south of the site, have met several times during the past few months to try and work out their differences. The residents said they'd rather a marina, which was approved years ago, and they fear their property values will decline from the project. Also, the residents don't like that the site plan incorporates dead-end street North Lake Drive, blocking it off from them.
The Hovnanian team says they've compromised: Casa del Mar started out as 80 townhome units, and is now 69 townhomes and three single-family homes. One of the main requests from the residents was the single-family homes. The developer also added more guest spaces than code requires and removed access to the development from Dimick Road, the street some of the residents live on.
Adding the single-family homes was a big request made by the residents. Casello and Commissioner Mike Fitzpatrick voted in favor of the project after hearing the developer would sign documents saying the commission would need to approve any change regarding the single-family homes.
"I believe you got the best possible compromise," Casello said. "Is it perfect? No. But I think it's the best we're going to get."
